What the standard land value is

The Bodenrichtwert is the average value of land per m² of plot in a zone of similar features. The local valuation board (Gutachterausschuss) derives it from actual sale prices (§ 196 BauGB) and sets it at a reference date. It describes a typical undeveloped plot of the zone, not a particular one.

Why it matters to an investor

When you buy a rented flat, only the building is depreciated, not the land. The land value times your share of the plot is taken off the purchase price before depreciation (AfA) starts. Immoprobe looks the value up at your address and runs the split in the calculator.

How we count

Counted are the zones for residential building land, ready to build, with a value: 90 zones; values for single houses outside the built-up area do not count. Median and middle half are weighted by zone area: a large zone counts more than a small one, but no more than the largest tenth, so one zone drawn over the whole outskirts does not decide the median. The change compares the same zones with their value at the earlier reference date.
