Terms of use

1. Provider and scope. Immoprobe is operated by Sergey Novikov, c/o Online-Impressum 11306, Europaring 90, 53757 Sankt Augustin ("we"). These terms apply to immoprobe.de, the web app, the API and the MCP server (together "the service").

2. The service. Immoprobe calculates the profitability of rental investment properties in Germany, shows geodata from public sources and keeps properties with notes in an account; through the API and MCP an AI assistant of your choice can calculate, look up and save on your behalf. The service is under construction: features may be added, changed or removed, and we owe no particular availability. The calculator without an account is free to use; accounts are free of charge for now, and paid plans will be announced with prices and conditions before they apply.

3. Account. An account comes into being with the first sign-in by e-mail. Everything done with your access tokens and connected apps counts as done by you until you revoke them in the settings. An account is personal; the service is not aimed at minors.

4. Your AI assistant. Immoprobe runs no language model of its own; the provider of your assistant is your contractual partner. What the assistant does on property portals or other websites is your responsibility — their terms, including bans on automated access, apply to you; Immoprobe accesses no portals and stores no copies of other sites. What the assistant saves in your account is your content: it carries the assistant's name, and values it did not take from the listing are marked as assumptions. We do not review content.

5. No advice. Calculations, projections, verdicts and the texts an assistant makes of them are model calculations on the basis of your inputs and the stated assumptions — no investment, tax or legal advice and no substitute for a tax adviser, lawyer or surveyor. Data from public sources such as land values we show with source and valuation date, simplified and merged by us; errors can occur on the way, and we do not vouch for their currency or accuracy. Only the answer of the body concerned is binding. Decisions are your own responsibility.

6. Acceptable use. Not permitted: circumventing rate limits and quotas, accessing other people's accounts or data, unlawful content, storing personal data of third parties beyond what assessing a property requires, reselling the service, and any use that impairs it for others. On violations we may block tokens, disconnect apps and suspend or terminate accounts.

7. Content. Your inputs, properties and notes remain yours; we process them only as far as the service requires, do not use them for advertising and pass them to no one. Immoprobe's software and design remain ours. The geodata are licensed as stated on the Data sources page and must carry the attribution shown whenever they are passed on.

8. Term. You may delete your account in the settings at any time. We may discontinue or change the service or individual features with four weeks' notice, and immediately in case of abuse or legal necessity; on discontinuation we give you the opportunity to retrieve your data.

9. Liability. We are liable without limit for intent and gross negligence and for damage from injury to life, body or health. For slight negligence we are liable only for the breach of a material contractual obligation whose fulfilment makes the use of the service possible in the first place and on whose observance you may rely, and then limited to the foreseeable damage typical of the contract. We are not liable for the results of calculations, for decisions you or your assistant base on them, or for your assistant's actions towards third parties. Liability under the German Product Liability Act remains unaffected.

10. Changes and law. We announce changes to these terms to signed-in users by e-mail at least four weeks before they take effect; if you do not object by then, the new terms apply — the notice will point out the right to object and its consequence. German law applies; mandatory consumer protection of the country of your habitual residence remains unaffected. Should a provision be invalid, the rest remains in force.
